Tim Wakins

EDUCATION AND LICENSING:

EMPLOYMENT:

Tim Watkins, Architect (TWA) is an Architectural Consultant to various California Architectural and Construction firms. TWA was established in 1998 to provide local assistance for Southern California Architectural firms who have clients and projects in the East San Francisco Bay and Sacramento area. As a Consultant, TWA performs a variety of task on an as-needed basis. Over the past 10 years, TWA has assisted on approximately 100 Single-family and Multi-family projects with a total construction in volume excess of 10,000 units. 

Preliminary Design, Design Development and Construction Documents:

  • Oversee and participate in the preliminary and design development process. Participate in product development in conjunction with the client, the in-house design staff and outside consultants.
  • Assist in the preparation of Design Review documents and exhibits for local municipality review process. 
  • Assist with design development of approved plans, which includes value engineering, specification and criteria list development and code compliance.
  • Assist in the preparation of construction documents for building department submittal and review. 
  • Coordinate with  MPE, structural, civil and landscape consultants as necessary. Assist owner with building department submittal approval and permit issuance.
  • Participate in site reviews for compliance with approved construction documents.  Provide assistance with clarification and/or additional documentation for on-site changes and revisions.

New Construction and Post-Occupancy Reviews:

  • Site visits of new construction on contracted and non-contracted projects.
  • Comprehensive review and comparisons of floor plans, pricing, elevations, unit mix.
  • Provide critical analysis on model floor plans, site layouts, material selection in order to better plan for current and upcoming similar projects and product types.

 Design Library:

  • For comparison and research purposes, I maintain and update a design library of over 100 Regional Single-family and multi-family projects, with a variety of project styles and formats.

                 
LEED Certification, Green and Sustainable Building practices:

                   TWA is committed to responsible building practices and actively seeks work in partnership with other firms who do likewise. In an effort to provide better service to its customer. TWA will be completing certification for the following Green and Energy Efficient programs:

  • GBCI LEED AP certification
  • California Green Builder (CGB) certification
  • Certified Green Building Professional (CGBP) certification

1994-1998   Project Architect, KTGY Group, Inc., Irvine CA
The KTGY Group, Inc. is a full-service, Architectural firm which specializes in Multi-family residential, Assisted Living facilities and Single-Family Detached residential projects.  As a member of the Northern California team, Mr. Watkins' responsiblities included:

  • Assist with the review and update of current multi-family projects for California Building Code and ADAAG standards. Review projects currently in plan check or in the design phase to insure consistency and accurate code compliance.

Office Duties

  • Founding member of the Architectural Standards  and Production Department Autocad/drafting standards team.
  • Establish and maintain consistent standards for all construction documents.
  • Assist and educate incoming interns about office graphic and computer standards.

1991-1994   Tim Watkins Architect, Claremont CA
Mr. Watkins was employed as a consultant to local Architectural offices and School Districts and was responsible for Site reviews and the preparation of School Budget and Repair reports for compliance issues relating to the Americans with Disabilities Act at over 100 elementary, middle and secondary schools in and around Los Angeles. Services included client contact, physical review of all programs and facilities at each school site, preparation of a comprehensive report for each individual school site.  Each report highlighted missing, defective and non-compliant items and services, and included a detailed report outlining the scope of work, cost analysis and timelines for completing non-compliant site issues.
